RENTAL RULES AND REGULATIONS: 14226 Wamplers Lake Rd.
1. We reserve the rite to refuse rental to anyone without giving reason.
2. We will not rent to students or group(s), without proper supervision of a parent or guardian.
3. Check-in Time is after 3:00 pm EST Saturday. and Check-out is 10:00 am EST Saturday. Any changes must be arranged in advance. Additional charges may apply.
4. This is a NON-SMOKING Residence.
5. Please NO Candles or open flame inside.
6. PETS are only permitted under pre-arranged conditions. If a pet is permitted please see and sign PET agreement addendum.
7. DAMAGE/RESERVATION DEPOSIT – A damage/reservation deposit of $XXX.00/week is required. This must be received within fourteen (14) days of booking the reservation. The deposit automatically converts to security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within twenty-one (21) days of departure, provided the following provisions are met.
a. No damage is done to unit, its contents or its surroundings beyond normal wear and tear.
b. Any damage incident(s) must be reported to owner immediately after occurrence.
c. The cottage is to be left in “broom clean” condition.
d. No charges are incurred due to contraband, pets or collection of rents or services rendered during stay. All charges accrued during stay are paid prior to departure.
e. All debris, rubbish and discards are placed in trash receptacle(s) and soiled dishes are placed in dishwasher and cleaned.
f. All keys are left on counter and cottage is left Locked.
g. No damage to, or loss of linens, and other amenities.
h. The renter is not evicted by owner (or owner’s representative), local law enforcement.
8. Cancellations – A thirty (30) day notice is required for cancellation. Cancellations that are made more than sixty days prior to the arrival date will NOT incur penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of arrival date, forfeit the full advance payment and security/damage deposit. Cancellation or early departure does not warrant any refund of rent or deposit(s).
9. Monthly Reservation Cancellations – Rentals of 4 weeks or more require sixty (60) days prior to check-in.
10. Maximum Occupancy – The maximum number of guests is limited to (6) persons. Any additional guests must be pre-approved.
11. No Daily Maid Service – While linens and bath towels may be provided initially (at an agreed upon amount). No maid service will be provided during stay (unless otherwise agreed upon).
12. Rate Changes – Rates subject to change without notice.
13. Weather or Storm Policy – No refunds will be given unless: Storm damage makes the cottage uninhabitable for more than 16 hours.
14. Parking – No more than 4 cars can be parked on property. No RV’s or Commercial Vehicles allowed on property unless otherwise approved.
15. Please No Fireworks or other incendiary devices on property.
15. Written Exceptions – Any exceptions to the above mentioned policies, must be approved in writing in advance.
